What’s my home worth?
In today’s market, there is a lot of uncertainty about the actual value of a home. There are many “sources” that THINK they know the value of a house – Zillow, Trulia, even county tax records. Unfortunately, for the most part, these valuations are inaccurate. The BEST way to determine the value of a house is by having a licensed appraiser complete an evaluation of the house, but most people don’t want to spend the money needed for an appraisal.
I have the ability to perform a “Comparative Market Analysis (CMA)” for homes. I use the same general procedures and principles as an appraiser, so I can determine a value that should be very close to what an appraisal will show! Just ask, and I’ll be glad to do a complementary CMA on your house, as long as it is in the Raleigh-Durham-Chapel Hill area.
Need a laugh? Here’s an illustration that has been circulating around the internet for a number of years that gives an overview of how different people view homes:
HOME AS SEEN THROUGH THE EYES OF:
The Seller
The Buyer
The Lender
The Appraiser
And Your County Tax Assessor
As you can clearly see, EVERYONE has a different PERCEPTION on the VALUE of YOUR Home.
That’s why it is important to consult with ME to determine the Asking Price for your house.
